Water Bore Drilling Across NSW and the ACT

How the water bore drilling process works, step by step

1. Free site assessment

We come to the property, walk the site with you and work out what you actually need. That means understanding the intended use, whether it is stock and domestic, irrigation, or commercial supply, and how much water that use realistically demands. We look at the local geology, known aquifer depths in your area, existing bores nearby and their recorded yields, access for the rig, and where the water needs to end up. The assessment costs nothing and there is no obligation attached to it.

2. Licensing and approvals

Almost every bore in NSW needs some form of approval before a rig can turn a single metre. We organise it. We hold a long standing working relationship with Water NSW and the department, which means we know what they want to see, how they want it presented, and how to avoid the resubmissions that add weeks to an application.

Depending on what the bore is for, that will be a basic landholder right for stock and domestic use, a test bore licence, or a water access licence for irrigation and commercial extraction. Full detail on getting a bore water licence in NSW is here.

3. Siting the bore

Where the bore goes matters more than almost anything else about it. We site it on the geology first, using aquifer mapping, water table depth and the records from surrounding bores, then balance that against practical constraints: rig access, distance to the tanks or the irrigation head, setbacks from septic systems and boundaries, and the run of the power supply to the pump.

A bore drilled fifty metres from the right spot can cost you half the yield and years of pumping cost. This is the stage where experience pays for itself.

4. Drilling, by mud rotary or air

We use both methods and select between them based on what is under your property, not on what happens to be on the truck.

  • Mud rotary suits soft and unconsolidated ground: sand, clay, gravel and weathered material. The drilling fluid holds the hole open as we go and carries the cuttings out, which keeps the bore stable in formations that would otherwise collapse.
  • Air drilling suits hard rock: sandstone, shale, basalt and granite. It is faster through competent rock and it shows us water as soon as we intersect it, which gives a clear read on where the productive zones sit.

Depth is rarely the constraint. Our rigs drill to 2,000 metres and we carry tooling for holes up to 1,200 millimetres in diameter, which is far beyond anything a domestic or stock bore will ever need. What that capability actually buys you is options: a hard formation that would turn a smaller rig around does not turn us around, and a high yield irrigation or commercial bore can be built at the diameter the job needs rather than the diameter the rig can manage.

Through the drilling we log the strata as we pass through it. That log is what tells us where to set the screen, and it becomes part of your bore record.

5. Construction to AS 2016/3189

Every bore we build is constructed to Australian Standard AS 2016/3189, the minimum construction requirements for water bores in Australia. In practice that means casing selected for the ground and the water chemistry, screens positioned against the productive zones identified in the drill log, a properly graded gravel pack around the screen, and a cement or bentonite seal in the annulus to stop surface water and shallow contamination tracking down into the aquifer.

That last part is the one nobody sees and the one that matters most. A bore without a proper annular seal can pump contaminated water for years before anyone works out why, and it puts the aquifer everyone else draws on at risk too.

6. Development and test pumping

A freshly drilled bore is not a finished bore. Development clears the drilling residue out of the formation, settles the gravel pack and opens up the aquifer around the screen. Skip it and you get a bore that pumps sand, chews through pump impellers and delivers a fraction of the yield it should.

Once developed we test pump the bore to establish what it will actually give you: sustainable yield in litres per second, standing water level, drawdown under load and recovery rate. Those numbers are what the pump gets sized against, and they are what you need if you ever apply to increase your allocation.

7. Pump, headworks and handover

We size and install the pump against the test pumping figures rather than against a guess, fit the headworks, connect to your tanks or irrigation, and install metering where the licence requires it. You get the completed bore record, the Form A documentation, and a bore that has been proven under load before we leave the site.

What does a water bore cost in NSW?

Nobody can quote a water bore honestly without seeing the site, and any driller who gives you a firm number down the phone is guessing. What we can do is tell you exactly what you are paying for, so you can read a quote properly and compare two of them fairly.

The cost of water bore drilling is built from four separate things:

  • Mobilisation. Getting the rig and crew to your property and set up. Usually a fixed figure, and it is why two bores on the same day cost less than two bores a month apart.
  • Drilling, charged by the metre. How far down the water sits is the single biggest variable, and it changes enormously across NSW, sometimes between neighbouring properties. Ground conditions set the rate: hard rock is slower and harder on consumables than sand and clay.
  • Construction materials. Casing diameter and material, screen length and type, gravel pack, and the cement or bentonite seal. Priced against the hole you actually end up with, not the one anyone hoped for.
  • Pump and headworks. Determined by the depth to water, the yield the bore proves up under test pumping, and how far and how high the water then has to travel.

The part of the cost most people miss

Water bore drilling is almost universally quoted per metre drilled, plus mobilisation. Read that carefully, because it means the metres are billable whether or not there is water at the bottom of them. A dry hole is still a hole someone has to pay for, and on most contracts that someone is you.

We do it differently. If we drill and do not hit water, we do not charge you. Not a discount, not a partial refund, no charge. We can offer that because we assess the ground properly before we mobilise, and because after seventeen years drilling across NSW we would rather turn down a site we do not believe in than bill you for a disappointment.

So when you are comparing quotes, the per metre rate is only half the question. The other half is who carries the risk if the water is not there.

What to ask for in any bore quote

Whether you use us or not, any water bore drilling quote worth comparing should tell you all of this. If it does not, ask:

  • Is mobilisation included, and what happens if the rig has to return?
  • What is the per metre rate, and does it change with depth or ground conditions?
  • What happens if you do not hit water, and what do I pay then?
  • Is the casing, screen, gravel pack and annular seal included, or quoted separately once the depth is known?
  • Is the bore developed and test pumped, and do I get the yield figures in writing?
  • Is the licence application included, and is that a fixed fee?
  • Is the pump included, and is it sized against the test pumping or against a guess?
  • Do I get the Form A bore record on completion?

How much does a water bore cost in NSW?

It depends on depth, ground conditions, the construction the hole needs and the pump that goes in it, so every site is different and any firm figure quoted before a site visit is a guess. What we can tell you is that we quote in writing after a free assessment, and that if we drill and do not hit water, you are not charged at all.

Do I pay if the bore comes up dry?

Not with us. Most water bore drilling is billed per metre whether water is found or not, which leaves the risk with the landholder. We carry it instead. If we do not hit water, there is no charge.

How long does the whole process take?

The water bore drilling itself is usually a matter of days. The licence approval in front of it is the variable, and it depends on the licence type and how busy Water NSW is when you apply. We will give you a realistic timeline at the assessment rather than an optimistic one.

How deep will my bore need to be?

It depends entirely on where you are. Depth to the water table varies enormously across NSW, sometimes between neighbouring properties. We use aquifer mapping and the records from surrounding bores to give you an expected range before we start.

How deep can you drill?

Our rigs drill to 2,000 metres, with tooling for holes up to 1,200 millimetres in diameter. Almost no water bore needs anything close to that. It matters because it means depth and hard ground are not limits on what we can do for you, and a high yield irrigation or commercial bore can be built at full diameter.

Do I need a licence for a water bore in NSW?

In almost all cases, yes. Stock and domestic use is covered by a basic landholder right, and irrigation or commercial extraction needs a water access licence. We organise the paperwork through Water NSW either way.

What happens if you do not find water?

You are not charged. We assess the site properly before we mobilise a rig precisely so that this does not happen, but if it does, the cost is ours.
Can you drill on a suburban block?
Yes. We run tight access rigs built for constrained sites, so narrow side access, established gardens and small commercial yards are all workable.
Is bore water safe to drink?
It depends on the aquifer and how the bore was constructed. Groundwater commonly carries iron, manganese, hardness or salinity, and a bore without a proper annular seal can draw in surface contamination. We test the water and, where it needs conditioning, install the treatment to match.
What is AS 2016/3189?
It is the Australian Standard setting the minimum construction requirements for water bores. It governs casing, screening, sealing and decommissioning. Every bore we build is constructed to it, and we provide the Form A record on completion.
